Good points, but the wife's commute may end up being a bit much in PTC, and the kids going to school in Marietta..... Now that I'm thinking about their commutes, I may have to end up being closer to Marietta.

What areas of Smyrna would you recommend? I know it's in Cobb, but if you have suggestions, please share them. I also notice the exit while on 285 coming from SW Atlanta. It's not too far from Atlanta from what I see. I need to venture out more when I get there next weekend.

It looks like a contender, since the kids' school is there. What communities and zip codes would you suggest? I will pay close attention to flood zone information. Does anyone know where I can get acurate information about flood zones? I know there's a government site, but can't recall.

I think Smyrna/Mableton should also be a contender.


School districts to consider: Teasley, Nickajack, Brown, King Springs, Mableton (and you are still close to St. Joseph's).

Mableton was hit pretty hard by the floods

No, it really wasn't. Austell to the west was hit very hard, and there was some flooding along the Chattahoochee in far southeast Smyrna and Vinings to the east, but I'm not really aware of flooding in Mableton proper ... though maybe areas along Sweetwater Creek are near the Mableton/Austell border? Not sure...

If you look at the rainfall charts for the flooding, most of Mableton was in the center of the "eye" that only received 3-5 inches in total. We were barely dripped on here (relatively speaking) along Cooper Lake south of the E/W Connector.

Yeah, Sweetwater creek apparently got a LOT of water from points upstream, and it tends to run fast until it gets near Austell and starts to slow down and meander, so it really overflowed its banks, spread out, and wreaked havoc all over some of the lower parts of Austell. The 100-year-flood area defined by the feds was only a very small part of the area that flooded, I guess. We stayed away from the area so as to not get in peoples' way, but I think the water got fairly high along Austell Road and along US Highway 78.

If it didn't flood during this event, I suspect it ain't going to, at least if it's located in Austell...
