We're moving from New Jersey and like this sub-division, but are concerned with foreclosures. Any information/feedback would be greatly appreciated! Also, any suggestions on any other places we should be looking into. We have two boys and were hoping to live in a swim and tennis community with lots of kids!

Clarify- Golf club community? Or swim/tennis?
To most people down here there's a big difference.

I'm specifically interested in The Manor Golf and Country Club which has golf, swim and tennis. I also wanted to know of any other subdivisions with swim and tennis (golf is not necessary). Thanks so much!

Are you only interested in Milton or are you flexible? Where will you/husband be working? That's a big consideration here given the traffic.

It doesn't have to be Milton. We started our search and have looked in Buckhead, Dunwoody, Roswell, Johns Creek, Peachtree City, East Cobb and Milton. We like all of those areas, but are leaning towards Milton for the larger lot size. My husband works down town, but he will be commuting off peak. Do you know anything about The Manor Golf and Country Club?

Hello,

As far as I know The Manor is a great place to live. Excellent schools, beautiful homes, and just an overall great environment. However, there are alot of forclosures because the builders cannot afford to keep their houses. I wouldnt worry about this though because The Manor is such a huge neighborhood. However some great alternatives with the benefits like Manor are: St. Marlo, St. Ives, Country club of the South, Windward at the Golf Club of GA (a flourishing community right across 400), and Sugarloaf Country Club (in gwinnet). I would stay away from the manor golf and country club..the community averages 2 foreclosures a month since 2007. Just as two more done 11/2/2010 again!....There are plenty of stable country club communities in the area...unless you plan on living there for the next 5 plus years you run the risk of having a hard time to resell or you may lose money on the house....also, still alot of empty lots...no new construction..not a good sign here in this market..alot of these lots are being sold off to investors in this area who are coming in and slashing the prices...don't go into a community with 1/3 or more of empty lots available..

give you an example..2 planned communities in Milton, GA were to be 600K plus homes..about 1/3 of the communities were built before they were sold off to new developer..prices of the new homes now start at 360k!!!..those people who bought in there originally have lost almost 1/2 their value...

Go into a community that is more stable...

Chances are Chizzy1967 already lost the home..foreclosures are both builder and homeowner. Not only builders..too many people bought in there to be "county clubers" without really being able to afford it. Alot of Adjustable teaser rate mortgages...
