Hey Everyone,

I'm about to make the big move from sunny Sydney.
I read the sticky so i will endevour to answer the below to help you out.
I'd like to know where is a nice place to Rent and if a car is a definate need in Atlanta.

Also is it hard to find furnished places to rent in atlanta?

1. Budget - Around $1200 a month

2. House/Condo/Townhome? - House or Townhomes? Apartments seem different to Australia, what are they exactly in the USA.

3. Employment Status(commute/work from home) - Commute

5. Suburban or Urban lifestyle preference or a mix of the two. - Urban if it is safe, i'd like to be able to access sporting facilities and bars/restaurants

6. Easy access to public transit, important or not? If i can use public transport that would be great, is it safe at night?

7. Preferable demographics of desired neighborhood. 25 - 35, yp'sThanks for your help, i'm looking foward to everything apart from winter haha.

1 & 2: Apartments here are typically called "flats" in other areas of the world, and are rented on usually a leased basis that can go from 3-12 or so months. Usually a one-level unit which is also usually in a 2-5 floor building, or, a highrise building. You will want to look out for things like "firewalls", and how many there are in-between each unit, solid walls for sound insulation, etc. Condos are generally just flats that are sold (or rented out by the owner) and usually a bit more well built than apartments. Townhomes are 2-3 levels but attached side-to-side with other townhomes, and can be leased or purchased. Your budget should allow for a decent 1-2 or even maybe a 3BR unit, and we usually suggest using promove.com to assist you in finding a place based on the criteria you give them.

3: Commute will entirely be based on where you work vs where you live. You want to find a place as close as possible to where you will be working if you already have a job lined up, as traffic here can get pretty bad during rush hours in many spots around the city and suburban areas.

4: Um... you left out #4.

5,6, & 7: Midtown or the Virginia-Highlands area might suit you. A mix of walkable areas with clubs, restaurants, Piedmont Park and more. Midtown offers several MARTA rail transit stations as well, and while you CAN exist in Atlanta without a car, you need to remember that Atlanta is spread out a lot like L.A... you'll miss a lot if you don't have a car here. The suburban areas have very little in the way of public transportation so you'll be limited by rail here. It's generally safe at night, using common sense, but does shut down around 1am to 5am. You can also rent a Zipcar based on need.

I just returned from Sydney for New Years and had a great time...If you like the Surry Hills Neigborhood in Sydney you should look into Virginia Highlands/Inman Park and Midtown. You should be able to find something to your liking in those neighborhoods. Atlanta is much cheaper than Sydney so your in for a treat with regards to that and the food here is excellent and tons of international fare like Sydney but no Kangeroo or Emu on the menu ...Ha! Good Luck Mate.

The winters are not really all that bad. Probably colder than Sydney, but not nearly as bad as New York or Boston. We usually only get a light dusting of snow once or twice a year. Maybe only a half inch or so. It's a piece of cake.

REMINDER:

Folks, a couple of things to point out for a better experience getting answers here....

1) Please do not "hijack" a thread. If someone posts a question in the room, don't add your own questions in that same thread. Create your own new thread with your own list of questions, so that the first person can have everyone who posts to their topic answering just their question and not a list of others from other people.

2) Post details. Just saying you "want a good neighborhood" or a "good school" isn't enough. We need to know if you already have a job lined up here (if so, what part of town?), what your budget is (in U.S. dollars) per month, if you want a home/apartment/etc, if you need to use a car or need public transit, etc etc. If buying a home, what price range? The more details you have, the more we can answer.

Thank you

Unfurnished places are more common but it is possible to find a furnished place. I usually use craigslist.org for apartments but I think rent.com has information on apartment complexes. For $1200 you can get something in midtown or virginia highlands. I would not recommend living in Buckhead. Lots of traffic.

Also it depends where your commute is. If you work downtown, midtown is VERY close and just a stop or two on the train from downtown. If you work outside the city that is good too because your commute will be opposite of everyone elses. (most people drive in to the city from the suburbs). I live in midtown and highly recommend it for anyone new to the city and for the age range of 25-35. Piedmont park is in midtown and is bustling with activity when its nice out. There are softball fields, volleyball courts, a running track, public pool, and lots of festivals.

Also if you like going to sporting events, midtown is easy to get to turner field for baseball or the philips arena for ice hockey and the ga dome for football. it's just a quick 5 minute train ride down there. Using Marta is generally safe. Just be aware of your surroundings as in any major city.
