Hi again,
I've posted here before about my family relocating - three kids, looking at s-f houses under $300k.
And because of proximity to my kids activities, we had identified Gwinnett or South Forsyth as our best locations. However, now that we've driven around those areas on our first trip, we've seen a lot of "iffy" looking areas right next to pretty nice residential neighborhoods - long-unfinished construction, adult shops, etc.
I'm wondering about the transitional nature of these two counties. Crime? Drugs?
Many people praise Peachtree Corners, but that seems very close to the problem areas. Are these issues spreading further north? If we look further north in Suwanee, etc. will that be far enough?
I'm just trying to get informed before we make a purchase that looks good now but drops in property values in the future because of these issues. Any info is VERY appreciated!

I am wondering the same thing. We have been contemplating 3 areas for our fam of 5. plano, texas, suburbs of atlanta (we liked the suwanee area and are even thinking alpharetta), and lastly burbs of charlotte.

We have our own business, however we want to stay close the more IT job areas as a backup.

I noticed on our scouting missions the areas turn "iffy" pretty quickly.

I don't know too much about Suwanee, but I believe it was named one of the best cities a couple of years ago. Peachtree Corners and the Forum Shopping area are very nice. Gwinnet has many problems as you go further south. There are many immigrants with lots of little multi-cultural restaurants. For the most part, fine to eat at but not the best place to live. Alpharetta is generally all nice and a good family area. South Forsyth County is also very good, but a lot of it is rural and the developed areas are interspersed with some junky places, especially on the west side of GA 400. East of 400 in South Forsyth are many nice, expensive areas and lots of shopping along GA 400 at exits 13 & 14. North of exit 14, it becomes much more small town and more rural.

Get a good realtor to help you!
