The area around N DeKalb Mall at Lawrenceville Hwy seems to have some problems.
If you are referring to the Henderson area--LaVista Rd/Briarcliff which intersects Chamblee Tucker --that is more stable. There have been problems around Chamblee Tucker Rd and Shallowford for years.

Several posters have said the McLendon Elementary area is doing well.

I've got a couple of friends who live in the Lindmoor Woods area near the McLendon/Lawrenceville Hwy intersection. They love it and things seem to be hopping over there. Lots of young couples, families, etc.

The areas are definitely "intown" now.

And the McLendon/Lindmoor Woods corridor is great (just like you posted).

I may be missing it but when I look at the crime maps for DeKalb County this area doesn't seem any worse than other areas.

Well, I was just comparing the actual data. You'll see some variations but nearly all neighborhoods with a commercial corridor will experience crime in those areas. However, I don't see any major difference in the area around North DeKalb as compared to, say, Toco Hills.

These maps are from the DeKalb Police, so some areas may show fewer reported crimes because of overlapping jurisdictions.

One advantage Doraville has over the North Dekalb Mall area is its location north of 85. Not only does this make it more convenient to Buckhead (shoot down Buford Highway or Peachtree Boulevard) and allow Spaghetti Junction to be avoided en route to Perimeter, this also places Doraville within the "crescent" bounded by 75 on the west, 85 on the east, and 285 on the north. Buford Highway and Doraville are really the last seedy areas within this crescent. But I think Chamblee will have to fully gentrify (including Buford Highway) before Doraville sees signifigant improvement, although the GM redevelopment (whenever this happens) could help.
