I was just about to say the same thing as Bob, when I read this. Gotta have both. We have a HUGE backyard right now and a finished basement and we are looking to move and can't imagine settling for a place that doesn't have both.

We did not want a basement since all it does is cause you to buy more junk. After a big, big, yard sale and furniture auction at our old house we said "NO MORE BASEMENTS"

Coming to Atlanta the non-slope basement yards are very hard to find. We of course went basement free. After a few outdoor bar-b-ques we find our basement neighbors and friends saying "Wow! we sure wish we had a big flat back yard like yours"

I would take the basement. Don't feel like yard work.

Grilling on the deck is always an option. I am with bungalowgirl smaller yard less mowing.
