There are some beautiful homes, located in Buford, in the Mill Creek cluster.
Are these good areas? I hear everyone talk about Dacula, but that there's not much to Buford...pretty much just the Mall of GA area.
Is Buford nice if in the Mill Creek cluster, or should I not bother?

I've already got it down to the following for my choices: Dacula (Mill Creek cluster), Suwanee (North Gwinnett HS), and Suwanee (Peachtree Ridge HS).

It's really all the same - none of those areas are substantially different from each other, so you really need to look at the individual neighborhood. In looking for a neighborhood, drive around during rush hour and look for things such as the length of time it takes to turn out of your subdivision in the morning or where are the local bottlenecks. Drive the route to your husband's employer and see what the best way would be. Look for convenience to shopping, and how easy is it to get around on a Friday or Saturday night (e.g. Mall of Georgia traffic). Also, I would recommend looking for telltale signs of a less desirable subdivision, such as too many cars parked on the street or packed into a driveway, garbage cans or other materials visible from the street, work trucks with ladders, etc. - these can all be signs of weak or poorly enforced HOA rules. I know that some people are anti-HOA and may disagree with me, but for some reason in metro Atlanta, subdivisions without a strong HOA can go downhill very quickly, so I consider this a priority.

I totally agree with the HOA thing. You need them to keep the neighborhood kept well.

Actually, Buford has a cool little historic Downtown, so yes, there is more to it than just the Mall area.

Buford City Schools are very good. Downtown Buford has it's own identity. Also, when there a good stop is Aqua Terra Bistro, Darn Good
Buford has a new town center on Rt 23 and Hamilton Mill Blvd.
Buford downtown is a mini downtown Lawrenceville.

Best tour is 985 to Exit 4 heading north. Turn left on 20, turn right on Lee Street. Follow Lee to the T RR Track, turn right, head downtown. Buford days are next weekend!

Another option is very north Buford which is actually Hall County. Hall County schools, like Buford City schools, are much smaller which some people prefer. And, yes, downtown Buford is very cool.
