We have a house that was recently built in Aiken. On the day we were set to close, the bank told us that the VA appraiser said a small portion of our lot (a drainage ditch in the verrrryyy back) is in a flood zone. However, Aiken county maps say the lot isn't in a flood zone. The surveyor from FEMA was sent and he said we were in a flood zone. BUT, the map is from 1980. They said that once they update their maps our house won't be in a flood zone. (confused yet?) In the mean time we have to get flood insurance. BUUUUTTT, in SC it takes 30 days for flood insurance to take effect. With that being said, the bank won't let us close. Anyway, after all of this rambling, has anyone been in a situation like this? How were you able to rectify the situation. Any advice on what we can do?
