Hi,we found a house we liked last month and signed the new home Purchase and sale agreement.It is ouer first house .Now closing is end of the month.The privat inspector will be there 2 days befor closing.Since the realtor told us he could not come befor this date becauce it will not be finished.So my question is after he pointet out things which could be wrong.How do we know the builder fixed it.The inspector will not be there at closing.We will get a lawyer tommorow.
We visit the property this morning and noticed that the house has no gutters in the back.The water is pooring down the roof and will stay there.Very poor draininge.Many things in my mind .Hopfully things turn out good.

Before you close you should be doing a complete walkthrough with the builder where you will be able to point out any issues that you might have. My advice to you is be persistent, to the point of being a butt about things. When we had our walkthrough my wife did not like the fireplace they had put in. They took it out and put the one we wanted in.
In your contract did they state the house would have gutters in the back?I have no affiliation with Crown with the exception that I bought a house from them and have had a few issues but 95 percent of them were resolved to my satisfaction. Just stay on them even after the sale. Fortunately I was there almost every day of construction and was able to point out things that were not done to my satisfaction or that I wanted changed.
On another note I have spoken with several local builders and the one problem they say is common in new construction is drainage issues. Probably has to do with the fact that most developers just clear cut the land not leaving trees and such up.
I hope things turn put well for you, just stay persistent, make a good list and demand that they fix it before you close. Worked for us.

Remember, you are the one with the money. If you don’t like the house, don’t buy it! It’s a buyer’s market. There are plenty of well build homes in the CSRA.

2 days seems like an awful short amount of time between inspection and closing... I would make sure it was in the contract that whatever is deemed not to your satisfaction (legitimate issues) on walk through with the inspector/builder WILL BE done to your satisfaction after the closing or however long it takes to address them. Either get that in writing, delay closing or look for another house... but don't take them for their word.

Thanks for the advises,I talked to the agent and builder today.They will put gutters on the back of the roof and instal french drainige.The privat inspector is coming this week and we will get full report,which woul not be if he would came in the morning befor walk trough.Yes 2 days is short but if they cant fix everything on the punch list we will not close.They have to delay.We live close to the neighborhood and have nothing to worry abaut.We rent right now and have roof over ouer head.We could ifen walk away frome the sale since we can afford losing the earnest money.All should turn out good.Got my title search today which turned out good.
.An other thing poped up today after me talking to neighbors.They have an HOA which not get inforced.The one person did not pay the fees and has lien on his property.We like living with an HOA but what is it doing any good if it dont get inforced.Tey have a couple houses to sell until it goes over to the homeowners.
I will keep you informed what happends in future.Thanks again.We all can learn from eachothers mistakes.

Make sure that you keep on top of things even after you close for your 90 day and 1 year inspections. I have found that pictures are a good to stay on top of things because some things may not appear to be an issue when they come back out. As far as the HOA goes I have found that it is better to build relationships with neighbors than threaten with legal action.HOAs are a very dicey subject and theres no reason to put money into a lawyers pocket over small and trivial items. If everyone looks out for each other then the neighborhood shouldnt go down the tubes.
