Bass Pro will find another spot in the metro area, or maybe return to the VAR in the future.

I wish south Augusta would get projects likes this one. Right of of Windsor Spring Rd would be a great location. VAR will definitely make Augusta a shopping destination in the region.

It's neither a power center or lifestyle center. There's only really one small road in the entire development, and it's two lane. The existing River Shoals road is less than a mile, and another half of mile existing rd connects both Alexander and River Shoals.

Comcast and Delta both already have office buildings in the area. Then you have the residential portion backed up against the development.

The Augusta Exchange is the real power center, and looks nothing like the site plan. The Augusta Exchange area is separated by large multiple 4 lane roads.

South Augusta has to wait in line. West Augusta (Grovetown, Martinez, Evans), downtown Augusta, and Evans has a lot more growing to do before South Augusta gets any major developments. That's just my opinion.

Augusta is already the shopping destination for this region of GA and SC. With the VAR, WTP, and Augusta Exchange growing expect more I-20, I-520 traffic.
