Are there any recent or current Evans or Martinez home buyers or sellers that would share some information concerning price reductions and incentives?

"So to answer the question directly, the average DOM has increased 12 days, while the average listing price has increased $9,000. Home values in Columbia County increased roughly 4.25% last year." (The key word here is listing or asking price!)

Lydia, could you give us the stats for the average selling price (including incentives) instead of the listing price (in this market, one can only assume that only uninformed buyers are paying the full listing price, unless there are excellent incentives as part of the deal). I think that number would give us a better indication of true home values for this market in 2007.

We welcome input from Augusta (recent)home buyers or home sellers currently in the market. Maybe, we can determine where the Augusta housing market is going for 2008?

the result is:
a super glut of homes will be on the market in the spring.

October Home Prices Post Record Decline

The numbers for November and December will most likely be worse. Yet, another indicator of an overall downward trend in the housing market.

The forecast is for a longer, deeper home-price slump than previously expected, with double-digit declines in many markets.

"For the slump to end, much of the excess inventory will have to be worked through. Zandi doesn't envision that happening much before 2010, which he forecasts to be a very modest recovery year with low, single-digit growth."

It may be a year or more before we find the bottom of this market.

How they got housing wrong

Experts thought 2007 would bring a real estate recovery - not the worst collapse on record. What does that say about forecasts of a turnaround next year?

Home Sales Plunge, Feed Recession Fears

WASHINGTON - The housing market plunged deeper into despair last month, with sales of new homes plummeting to their lowest level in more than 12 years.
The slump worsened even more than most analysts expected, heightening fears that the country might be thrust into a recession.
New-home sales tumbled 9 percent in November from October to a seasonally adjusted annual sales pace of 647,000, the Commerce Department reported Friday. That was the worst sales pace since April 1995.
