I moved out of a leased property in April of 2013. I was not allowed to be present at the move out inspection and never received a copy of it. Now I get served that I am being sued for 5,000 in damages. She is charging me for repainting, new carpet...which I have discovered was never installed, she sent me the estimate. Repair of a leak around the base of the disposal. A leak in the roof of one of the bedrooms. A broken attic door, a crack in the ceiling and a broken outdoor security lock...these problems were all documented in the move in inspection. Plus 32 bails of pine straw and lawn maintenance after I moved out. What are my rights?

A lot of that sounds like routine maintenance that she would have had to do anyway...fixing leaks etc, unless she is trying to say that you caused the leaks. And if she's trying to get you to pay for things that were already on the move in inspection meaning they were broken when you moved in then I would definitely make sure I take that move in document to court. Do you know anyone in the legal field who might can give you some legal advice? I think it would be best to ask someone in the law field.
