Besides Chipotle(Aiken), Khols/Academy Sports(Evans), and Aldi/Gander Mountain(Martinez) we haven't see many large chains open their first location outside Richmond. The Aldi and Gander Mountain are literally steps away from Richmond.

Richmond has the advantage on Trader Joes, because they usually open in the same general vicinity as Whole Foods... Bass Pro could open anywhere including Aiken County..

Trader Joe's would likely be the first to open. Bass Pro Shops has an issue announcing future stores and waiting years to construct and open them.

I'm pretty sure of that also.. There's plenty of rumors surrounding Trader Joe's entering the market real soon and nothing regarding Bass Pro right now..

Two good spots for a Trader Joes if they do decide to expand here might be over at the Home Depot on Bobby Jones where the Ruby Tuesdays used to be or over on Belair Rd where the Food Lion currently is as they could easily build one up closer to the road than the Food Lion is considering the size of that parking lot.
Both locations have their advantages and disadvantages yet both are still relatively close to the expressway.

Ruby Tuesday is being replaced by Starbucks. Trader Joe's would never open along South Belair. They usually locate in high traffic commercial nodes. The main shopping on South Belair is Walmart market..

I didnt know about the starbucks coming but it does make sense because they should be able to pickup alot of morning traffic going to work at that location.

I can see Publix building in the area outside Gate 1. A 25 acre shopping center was planned for Jimmie Dyess before the recession hit. Another large project is planned for the area... 15 acre development off Jimmie Dyess near Zaxbys.. The Shoppes at Dyess Park is under construction behind Zaxby's.. Two other large commercial developments are planned in the same area. 14 acre development at 723 East Robinson Avenue. 13 acre development at 3011 Gordon Highway.

The Augusta Planning and Zoning Page lists a Tbonz Steakhouse going in at 203 Sherwood Dr., but that looks like a residential area? Does anyone know anything about this?

Drainage improvements are usually necessary to improve capacity from additional residential and commercial growth.
