It looks like the retail portion isn't coming along as fast as the developers would like. The developer is courting a "major tenant" for the office building and has several potential buyers lined up for the condos that will be built over the retail building. Also, the senior housing portion of the development may be converted to 150 traditional apartments if a developer can't be found. IMO, a senior housing building would not have been appropriate for this project anyway.

Schoen said apartment buildings are continuing to draw tenants as they near completion and that the big building in left field was complete enough to earn a certificate of occupancy for the team’s offices and locker rooms. The apartments that fill the seven-story building’s top floors all have views into the ballpark.

Schoen said Blanchard and Calhoun had compiled a list of 40 possible buyers for the condos over retail building that will back up to the Brickyard Ponds, and he was working to turn 10-12 of them into contracts so that construction could begin.

Schoen envisions building the office building and stadium parking deck at the same time, and said he was courting “a major tenant” for the offices. He said finishing the stadium deck by the beginning of the 2019 season should not be a problem, and it will be needed by then because the hotel will open in December and will need its deck, which was used for stadium parking this season.

“We built the hotel deck in less than six months,” Schoen said.

The senior living facility, however, appears farther from reality than ever, and could end up becoming more regular apartment space. Part of the problem, Schoen said, is that if it’s to provide nursing and memory care, he has to find a developer because that’s not something Greenstone does. So far, that hasn’t been successful.
