Augusta officials gave preliminary approval Monday to a South Carolina developer seeking to build a four-story, 132-unit apartment complex in the 1100 block of Druid Park Avenue marketed primarily to college students.
The Augusta Planning Commission unanimously approved rezoning 2.6 acres of land, consisting of 18 parcels between Druid Park Avenue and Emmett Street, from a mix of commercial, professional and residential uses to the multifamily residential zone R-3C.
Myrtle Beach, S.C.-based College Acres Development LLC would still need to obtain parking and unit-density variances from the city’s Planning Commission and Board of Zoning Appeals, as well as approval from the Augusta Commission on Dec. 17, before work could begin on the $14 million project.
“This is just the first step,” said Jim Trotter, a partner in Augusta’s Trotter Jones LLP law firm, which is representing developer David DeSpain, who declined to comment after the meeting.
Trotter said the project, if completed, would be marketed to students attending nearby Paine College and Augusta University’s Health Sciences Campus. He said the apartments could not exclude qualified, non-student tenants seeking to rent one of the studio, one-bedroom and two-bedroom units.
