I see (search engine) one major hotel downtown, do you think that current activity in Augusta would support another hotel? Maybe not a large national brand but how about a 20 room boutique?

I think there is 1 ramada and three marriotts besides the other hotels downtown.

Without one of Augusta's famous "Market Studies"... I would say yes.

I have thought about this idea as well.. Maybe a 20-30 room hotel on Broad St, but it could possibly be 3-4 years away from truly profitable. Biggest factor would be the direction Augusta gov takes as far as the "downtown revitalization", and how it directly effects what ever location the hotel is at (whether on broad st, Reynolds, etc.).

Side note: Biggest competition would by far be Augusta, GA Marriott Hotel & Suites Pros: Riverfront, Marriott points, national brand Cons: Old Radisson building with a Marriott sign slapped on it, surprisingly close to downtown but not really a "downtown feel"

Well there is a 3 story vacant building downtown for sale, surprisingly cheap at 300K, it looks like it would make a very sweet downtown boutique hotel, i just dont know if it could be supported.

hmmm, when i do a search i only find the Marriott, and i guess its for the lack of competition, they want 179.00/night. thats chicago pricing for a 3 star.

where is the radisson?

Lots of cheap property downtown.. but there is a reason for that.

When buying a commercial property there are a few things you should consider.
  • Fire marshals (fire exits, wet systems)
  • roof on these old downtown building (expensive to replace)
  • Sunlight (unless its an end of the block building)
  • Parking... for 30 rooms you would need at least 40-60 spots. Sometimes hard to come buy in downtown
  • architect, inspections, etc (costs to acquire).
  • high taxes and insurance costs downtown

That being said. As long as you have a good plan (beforehand) and some starting capital you should be good to go. Direct message sent, as well.

We have many visitors (work and family) that use the Marriott. Entire hotel has been refurbished. I know the rooms on the Suites side have flat panel TV's, new baths, new furniture. 3 minute walk to Broad Street bars and restraurants.

Ramada - Not so sure about. Really bad location. No open restraurants by it. But its only a three minute walk to the strip clubs...
