Just think of it, 15 years ago, environmentalists would have protested newcomers for putting environmental stress upon and ruining the water quality of the Edwards Aquifer. -Wait a minute, SOS is still doing that over the new COA Water Treatment Plant No. 4 (now under construction). LOL !!

Old-time Lake Travis and Bee Cave residents: is it wise to be say welcome to the formerly pristine "neighborhood" ??

Try not to think of it as an investment right now... otherwise you will be disappointed, and watch another loss happen. If you expect to sell in the next 3-5 years, just rent instead -- you can get a good deal right now renting. Austin property values, even in the best areas, are likely to stay flat for a long time. It may be a buyer's market here, but not like some other places in the country -- no fire sale. Perhaps you can find a deal, but if you are looking in the most popular places... well, just know everyone else is too.

But hey -- if you are staying here long term, can't beat the current interest rates and there are some deals out there. Just be prepared to buy and forget about selling for 5 years or so.

I have lived in the Lake Travis area since 1986. Huge changes have occurred in the LT area since then.

It is good to fight over water quality - and I pay attention. The good news is that Lake Travis water quality (and the rest of the Highland lakes), has changed little over that time.

As far as ruining the water quality of the Edwards Aquifer - I don't believe that has happened. I hope you realize the very little of Austin is over any part of the Edwards Aquifer. Areas southwest of Austin have a much bigger role concerning the Edwards Aquifer. San Antonio has far more serious issues with water - mostly because of its growth and thirst for water.

There have been many threads about Steiner here - so a few searches should tell you plenty.

I don't have a crystal ball so it is hard to say that any one of those areas will be a better investment or not. I tend to think that areas of generally similar quality will appreciate similarly assuming no negative changes to the area.

In Lake Travis I think one clear thing is happening - the supply of desirable waterfront lots is steadily declining. So their prices are moving higher. But that may not affect non waterfront properties in the Lake Travis area.

Falconhead/Spillman Ranch has low property taxes at 1.9823, with Lake Travis Schools...great school! What price range are you looking to stay within?
