We are currently planning a move to Austin due to a job transfer. I have been lurking on this board for a few months and this is my first post.

We are looking in the area of Bee Caves/Lakeway and really like Alta Vista. We have found a re-sale home we like and I wondered if anyone could shed some light on the building issues/problems that have occurred in the area. I have searched this board as well as the internet in general and cannot find specifics - just vague comments about foundation/roof problems and even a class action lawsuit. Our agent did not have specific information either.

We'd like to put an offer in on this house but we also don't want to buy a lemon.

Any information anyone can share ?

We walked through a few houses in Alta Vista a few years ago and were not at all impressed by the quality of them. They're all Toll Brothers houses and they build large houses with little detail and it showed. The houses were huge but just seemed shoddy. Actually one house we looked at there was just a few years old, but the whole back balcony was in the process of being replaced, it had basically fallen apart. Toll Brothers had to come in and replace it free of charge, it was their fault.

As with many builders, they all have their issues. It's a matter of how each builder handles the problems as they arise. As a homeowner of a Toll built home and resident in the Ridge at Alta Vista, I find the home extremely well built. When we did encounter issues, they were there to resolve them.

We love our home which was built in 2006 and this neighborhood which has a broad spectrum of residents and a very active community. It's not too small and not too big. It's just right!

Running currently because Austin_Fan is dredging up three and four-year old threads to post the same glowing remarks about the area(after having been off the board for the same amount of time ). Just sayin' .

Hi, we are also in the market and are definitely considering Alta Vista. We've done our research and our take is that there were a few problems initially that were corrected yet it got blown out of proportion. We have several friends that were buying about a year ago, and their agents all seemed to have given them the same story citing the same instance. I think they are a great value and if anything under valued due to the market overhyping a problem with a few houses that again the builder corrected. Good luck!
