Love the idea of very quick access to running around towne lake, zilker, downtown, etc. Eanes ISD a well thought of district. But find a significant premium for houses in this area vs. Westlake Hills or other areas in Eanes. And when comparing to other areas/districts (i.e. Lake Travis ISD, etc.), huge difference in what you get. Smaller, older, more expensive in Rollingwood. Anyone here know that area well enough to comment?

This is the reason for the significant premium. You would be SO close to everything AND living in a top-notch school district. You're minutes from Zilker, lots of greenbelt trails, shopping, downtown, Mopac, can walk to ACL, etc etc. Rollingwood is also a very tight community and has a true neighborhood feel (the baseball field, the Rollingwood pool, there are 4th of July parades, etc.). Of course, you could live just a few minutes away in Woodhaven (see other thread) and pay less, still be in Eanes, and still have great access. So there are other options that also have conveniences.

Yes, you can get more house for your money in Lakeway, but you're not 3 minutes from Zilker park. It's all about what's important to you and how much you're willing to pay for it.

If you buy in Rollingwood, just be careful about doing your homework about certain streets that are thoroughfares (besides Rollingwood ave). There are several that cut back to Stratford...some people who buy there and don't know the ins & outs find out that the "bargain" house they got is on a much busier street than they thought. There are plenty of quiet streets, but do your homework.

Also expensive, but newer, are some of the homes in Westlake on the other side of Bee Caves from Rollingwood. It's a great area to live. Although more expensive, it will hold its value better than areas farther out from downtown.

Only you can answer if its worth the premium.

If I were a lawyer and had to visit the Police Station at all hours of the night and day, it might be worth it for me.

If I owned a business downtown it would probably be worth it to me to live close by.

As in most things... it depends.

As others have said, you're living close in to town and getting the best school district in the area. You can still be in the same school district and live further out for a little cheaper (still costly), but it will mean an extra 15-20 minute drive any time you want to go into town. Rollingwood is pricey but the location is superb and many people are willing to pay a premium for that in Austin.

Ah Rollingwood. I have lived here for a while now and basically stay for one reason. The location and ease of getting places that I like to go to. Zilker, downtown, Barton Creek, Nature Center, Trails, Park. But I actually don't like Rollingwood itself. I have some of the rudest neighbors I have ever had in my life. I simply am astounded at how they talk about each other and treat one another. For example, instead of talking to each other about a problem, they just call the police and then never speak to each again. I could on…this of course different for people who become great friends, of course they will be nice to each other, but I'm saying in general, there is not a neighborhood cohesiveness that I can feel. I'm also on the outs however because I no longer am a member of the pool. Which I always found irritating that you have to pay to use the neighborhood pool, and these days it's around 8K. When I was a member I found it to clicky and unfriendly however. I also was majorly disappointed in Eanes Elementary. I am very educated on schools in the area and have done my homework so to say. It's perfectly fine, but completely average in every way. I happily give up another big family vacation or custom furniture to pay for private school, which has been in comparison about 100% better. I would be willing to give the middle and high school a shot. I think they are probably quite good when you compare all things…not there yet…

Houses are either new and over 1 million or small or need a lot of work or weird. I also can't STAND there are no sidewalks!! There several good shopping centers within easy walking distance, but totally unsafe for pedestrians! That is def NOT a priority of the RW/Westlake cities for sure. A 100% car dependent area.

That said, I see people squeeze their budgets to get into a house, join the pool, the swim team, drink the Eanes Koolaide, make some friends and love it.
