It's a mess. Water line and street construction project on 32nd between RR and Duval is going to take 8 months to complete. The area is a good place to find free street parking for Longhorns football games.

Obviously very close to UT. Not a party zone like West Campus, not as densely populated (more businesses in the area), but those who do live there will mostly be students. Good access to HEB/Hancock Center, UT, and I35. Safe, but property crime might be a problem because it is a busy area.

There are some extremely beautiful very old very large houses in that area.

Grad student/professor territory (condos/lovely old houses), mostly, with some medical personnel also living in the area. Some retail/commercial and, as said, there's construction going on now.

St. David's Hospital takes up most of the SE corner of that area, the surrounding area includes lots of related medical offices and numerous older apartment complexes. Its a good location if you want to walk or bike to the UT campus.

Try and find a place to live that includes reserved off street parking, if you are going to have a car, as others have noted, all the students and vistor traffic to UT makes parking spaces on the street hard to find.

For starters...

32nd St is the southern border of the Hancock neighborhood.

Hancock Neighborhood Association: Home

The adjacent neighborhood to the west of Hancock, starting a Duval is considered North University.
