Yes, you're correct. The teenager would probably have an extra automobile, and the driving to the airport could be compromised as well. Good call.

Have you looked into Shady Hollow or Circle C Ranch? I am helping a client find something there now. They have a son that goes to and loves Bowie High School; wife works at the airport; husband works central Austin.

The homes are older than 5-10 years, but since you put it last on your list, I figure one compromise isn't bad!

I think we will look a little closer at Circle C, Travis Country and Lantana as we are in the SW area now. Driving to the airport is a big deal for us and all of these neighborhoods make it an easy drive. The areas don't meet all on our perfect list, but I also knew there would have to be some give and take too.

I would second that suggestion. The problem is access to central Austin and the NW side of town. That's not that big of a deal, because there is a lot to love about SW Travis County. There is great scenery further out, ranches, charming towns and vineyards S/SW of there. You'll be in the country much quicker on that side of town. If you lived that far from downtown on the NW side, you'd be smack dab in the middle of suburbia. There is new construction going on at Avana. Standard Pacific is the builder, and the pricepoint starts at 250K for 1500sf. It's out past the 45SW Tollway, but access to 1626/35/45SE/130/71 gives you many options for getting tot he airport.

Is it urban? Not really. If you don't mind the remoteness, it would meet the other requirements.
