The problem is your price range and the need for 3 bedrooms! Very hard to find SW. I'd look for houses and duplexes on streets along S. Congress, South First, and South Lamar. You should be able to find what you are looking for within a 25 minute drive down those streets south from downtown. Possibly even a bit closer.

How's the crime in those areas?

All of Austin is a low-crime area in comparison to much of the rest of the country. CaptRN has amazing stats, search the threads. Our violent crime rate is very low, property crime, not so much. Certainly not a "hotbed" of crime, I'd live there or have my mother live there without a thought. But YMMV, East Austin would be another consideration, French Place, or Maplewood.

Get a good realtor who can help with rentals and spend a little time figuring it out.

I guess I need to revise my requirements to a 30 minute commute. Can someone PM me with a good rental realtor? I don't want to go in blind next week.

Also, I'm most concerned about burglary, not violent crime. Thanks everyone for the advice.
