Hi there,

We're looking at homes for our family and we're having a hard time choosing.

What are your opinions on Shady Hollow, Convict Hill Heights, and Travis Country? We like them all, but traffic in all three areas is a concern.

We prefer unique homes in family friendly areas. Budget is 400k MAX -- of course, we'd rather spend less!

For 400K, I'd do Travis Country or Circle C. The traffic isn't as bad west of Mopac.

Travis Country would get my vote. Best location. Great family neighborhood.

Shady Hollow had traffic problems at Brodie/Slaughter, which will only get worse. Don't rule it out, but make sure you understand the frustration factor of commuting in and out during peak traffic times.

I haven't heard of "Convict Hill Heights", but I assume it's near Legend Oaks/Western Oaks, and those neighborhoods would be my second choice before SH.

We like TC, but the older homes seem to be very small. We like the amenities of Circle C, but not the homes so much (no offense to CCR owners -- our parents are looking over there).

How bad is the traffic in and out of Shady Hollow? There's a house over there we love...

Thanks, Austin-Steve! We live here now, in the William Cannon/Manchaca area. Cute hood, bad schools. Thus the move. We found a house we like in Convict Hill that perched up over the Y. I'm a little concerned that a giant flyover will be built over there and it will be noisy. Know anything about it?

Not yet. #1 is only 19 months, and #2 is just a twinkle in our eye We would rather move before I try to get pregnant again...

Not personal at all, just wanted to know what the window was. I was going to suggest that you wait it out first, but the need to move appears imminent. The challenge is the "unique" house with the "good" school. My recommendation would be Shady Hollow and Baranoff. I would have no qualms about sending our children there.

We were under a contract for a house in Shady Hollow almost two years ago but pulled out after finding out about the hubbaballoo over finishing HWY 45. There is no way we wanted to deal with Brody to Slaughter to Mopac daily during rush hour because they keep developing down that way but aren't building the roads to support the traffic. It was bad two years ago and has only gotten worse since.

Thanks! We also would like another bedroom and to be away from the dreaded manchaca. And it seems like prices keep climbing despite what the rest of the country is doing, so we figured better sooner rather than later.
