I'm considering moving to Rollingwood, Westwood, or one of the neighborhoods within kid bike range of Cedar Park Elementary (south of Bee Cave Rd between 360 and Mopac)

I'm looking for kid-friendly, kid-dense, bikeable neighborhoods in Eanes, closer to Austin than where I live now (Bee Cave).

Any thoughts on the relative benefits of neighborhoods in the area?

I think you mean Cedar Creek Elementary, at Walsh Tarlton and Pinnacle.

Homes within biking/walking distance from that school (and Hill Country Middle and Westlake High also) start in the high $300Ks for the smaller Doyle Wilson 1970s track homes, and up into the $400K-$700K+ range for the bigger homes and custom homes.

It's a terrific location though (I live here) for those who value the Eanes ISD, walkability for kids to school K-12, walkability to coffee/food/shopping (Bee Cave/Walsh Tarlton), access to the Metro bus, and just a general good central Austin location minutes to downtown, Zilker and close driving distance (less than 15 minutes) to anything you need.

Downside, less home for the money. Houses are $200 per sqft, give or take and ddepending on age and size, but, in general, you're looking at $400K+ for anything 2,000 sqft or larger in this area.

Thanks for the input. I understand the price. I'm downsizing from a much larger house in Bee Cave to a ~2500 sq ft house closer in, mostly because we are sick of the 'big house' (too much to clean, too much to mow, lots of unused space). Even with those prices I'll probably come out with about the same house investment.

I did mean Cedar Creek, btw, thanks.

We live nearby, but across Bee Cave Rd. on the other side. Absolutely love the area for all the reasons Steve mentioned. We can bike to Zilker. We cant bike to the Eanes schools, but it is a 5 min drive to any of them or school bus pickup in front yard. We love the local owned stores (example Meat Store), etc.

Well, it looks like we may be neighbors. I've now got a contract on a house in Rollingwood close to the park/pool!
