I would not appeal if I know that they way undervalued your house, especially if there are improvements, etc., that have been missed in the appraisal database. Plus, if the appraisal appears to be accurate, what are you going to show at your appeal? You generally bring in sales prices for similar age/sized houses within a certain distance and that sold within a certain window. If these all result in your house been accurately (or close to) the proper appraised value, you can waste many hours for what? $5 in savings? Not worth it to me. Our appraisal went down about 3% this year, and I think that it is accurate to low, so there is no impetus to go spend time screwing around with protesting it.

Wasn't there a recent year when there were so many appeals that anyone who appealed was automatically granted a concession?

How does one compare TCAD's assessments and RE appraisals? Are they supposed to be one and the same?

Have seen that homes generally sell for about 10% more than assessed value.

Wish valuations were more transparent (they actually are, if one does the right searches). Paying the least in taxes and getting the highest price while selling are at odds with each other.

On second thoughts, that really depends on the house and the neighborhood.

PS: Am on a roll here. RE appraisals are subjective too. Things reverted back to the norm (being conservative) for a short while last year. Now it is back to bending over again.

I always do, but this year my appraisal came in over 5 percent less than last year so I'm going to let sleeping dogs lie.

There was one year where they sent a lot of concession offers to people via regular mail, before their informal hearing. I got one but it was so small of a reduction, I went and protested anyway.

This was about 2-3 years ago, I think, and I've never seen it happen before or since.

Complete joke and a waste of time at WCAD. The appraiser even asked me if I wanted him to RAISE them, because he felt they were too low to begin with.

Did you have comparables to show the appraisal should be lower? What did you take in with you to support your appeal?
