It looks like we'll see a lot more growth with Costco going in near 183A next year as well. I definitely can't wait for that.

We are looking around for homes in both The Ranch at Brushy Creek and the Walsh Trails neighborhoods and we noticed that Walsh has trash cans everywhere. I mean most homeowners there never hide their trash cans because we see them dumpsters every time we visit the neighborhood. Not sure why though. The Ranch is more clean looking plus they have pool & park facilities, so we are leaning towards The Ranch at Brushy Creek.

The trash cans issue is causing quite the discussion in the neighborhood. There is nothing in the CCRs that prohibits people from keeping their trash cans in plain view, even though many (including us) either keep it behind the fence or in the garage.

My husband is on the newly formed HOA board and he did bring up this issue (as did several other neighbors who are concerned) but it was voted down in the end by the board. It says that trash cans must be neatly kept, but it doesn't say they have to be out of sight. Therefore, a fair number of people keep theirs in front of their garage, on their front porch (which I CANNOT even begin to imagine!), or on the side of their house but in front of their fence so they're in plain sight -- I just don't understand it because EVERYONE has at least a two-car garage and a backyard where the cans could live. To me and not to be funny, it looks really trashy to have those ugly big blue and green cans in view of your house. Luckily, my neighbors hide theirs so we never have to see them.

As for the pool, we will not ever have one. It is cost and space prohibitive in our neighborhood and so that issue was closed. Certainly, if someone wants a neighborhood with a lot of amenities, Walsh Trails might not be for them. We didn't want or need all that extraneous stuff and didn't want to have to pay for it with higher HOA dues, so it worked out perfect for us.

Larry, I almost PM'd Celeste after driving through the neighborhood a few Saturdays ago. There were trash bins visible at over 50% of the homes and at least 10% still on the street late on Saturday afternoon(I don't know the pick-up day in Walsh). I wanted to make sure it wasn't some anomaly; so I drove through Saturday before last to take another look. It's pretty(?) strange to see so many blue and green bins in front of the natural looking stone and brick homes...sad actually. Tons of cars parked in the driveways, so one might presume there is room in the garage for the bins but there they sit...just a couple dozen feet off the street(except for the ones STILL in the street...what's with that?).

I will say that a couple of blocks were completely free of trash bin 'blight'...it was quite noticeable that no bins were visible on the entire block...a very different look compared to the other streets that looked like it was trash day(every day).

The lack of amenities can be a good thing from a cost standpoint. As Celeste mentioned, extraneous 'stuff' at the attendant cost isn't for everybody. I can see the attraction of this area for a number of reasons...this is a big one. The 'reasonable' size of the homes and lots would be another.

It's tough to get a 'read' on the finished product with all the construction going on(including Brushy Creek Rd.). I think the area will be very attractive when most of the build-out is finished. That access to Brushy Creek Trail and Park is pretty slick.

I know Rick - it IS sad!! Really detracts from the beauty of the homes in my opinion (but obviously my opinion isn't the majority). Our trash day is Friday and often the recycle truck doesn't even get there 'til late in the afternoon, so it is very common to see bins out on Saturday. But even the rest of the week, so many people keep them in view and don't seem to mind that they're glaringly ugly! They're TRASH BINS, for goodness sake!

AND, I can confidently bet that where you did NOT see the bins was the 400-500 blocks of Williams Way!!!! Like I said, our neighbors have always been very very good at keeping them out of sight and I am so thankful for that!!

Another thing to consider is that many of the homes (ours included) have tandem three-car garages - a few have garages pushing tandem four-car size. So even though it may look like only a two-car, there is plenty of room inside for trash bins. We are able to put both our cars in our garage and we still have the third bay holding a deep-freeze and refrigerator, lawn equipment, and a bunch of stuff that just needs to GO! Even then, we built our fences forward and have a little section on the side, out of view, where the bins and a couple of those flat storage type bins live.

And yeah, there's still a LOT of construction going on in the neighborhood so it adds a lot of mess around! I think it will look a bit cleaner once it is all finished (which probably won't be long!). And yes, our tunnel to the trails is AWESOME!!! We need to utilize it a lot more!!

Thanks for the replies Rick & Celeste. We have moved already to the Ranch @ Brushy Creek, we like our new house and neighborhood. We are still neighbors anyways. Too bad that you still don't have the trash bin policy. Your houses are too pretty to be decorated with blue & green trash bins:-) What would be next? I mean why would homeowners take care of their landscaping for example when there are trash cans in plain view anyway? I told our salesman here at The Ranch about it and he said he noticed that too. He said that's one of the reasons why Walsh looks like the older neighborhood compared to The Ranch when in fact it's the newer subdivision.
Walsh location is nice and hilly and is next to the Regional Trails but everybody should do their part to keep it nice and protect your investment, in this case your homes and neighborhood. Good luck.

Congrats on the new home purchase! Nice to see the BC Road construction on the east side is almost complete. SOME day, the west side will be finished and it will be quite the race track, I'm sure . Then, you'll just have to deal with the new development on the NW corner AND the new phase at Ranch @ BC AND the possible Schlitterbahn AND the new WallyWorld . There is path reconstruction on part of the Brushy Creek Trail but I think I read it's supposed to be finished by the end of May. For sure, RAIN hasn't held them up!

I rode an incredibly windy 26 miles out Parmer and back on Sunday afternoon(bicycle ride, that is). It's great to have such an 'amenity' just outside our front door(s)!

I just got a house at Walsh Trails and so far really liking this area. The trails and park are amazing, and like others pointed out , even with no official amenities, it seems like there's plenty of natural amenities to fill the gap. I did look at Ranch at Brushy Creek as well, and really liked what I saw but the houses were on the expensive side compared to Walsh Trails. Therefore went with Walsh.

I had a question for Celeste, so I just recently moved in, and I did notice for some time the trash bins starting on Friday but now it seems like they only have the green bins out instead of both green and blue. Have the HOA taken some action on this issue?

Also when is trash collection ? is it supposed to be Friday? and do I have to put the trash bin out near the pavement? Sorry for asking so many questions, I just want to do it right the first time

Hi there - the blue can is recycling and is every other Friday; the green is trash and it is every Friday. I get confused as to what weeks are which, so I have to always look at the schedule they provide. And yes, you have to put the bins out on the street, next to the curb.
