My husband just landed his dream job ( not dream pay, but que sera, right? ) in Austin near the Domain. We have a little while to stay in corporate housing with the kids, but what we will be looking for is an owner finance home.

We lived SE of San Antonio until 2 years ago when he got transferred to the DC area, but we hate the COL here. Our little rural dirt road home has never sold, but will be rented out finally in May ( thank God for oil rigs ), and we filed CH7 for medical stuff a year ago. So we need owner finance.

How prevalent is the owner finance market around there? I don't know if Austin took the hit like SA did a few years ago or if it has recovered.

Because of where he will be working, we are looking in the Round Rock area, or thereabouts.

Have you seen owner finance properties? How is the market there?

I was at a title company this past week and our relator mentioned something about it. He said that he didn't see it much anymore, particularly with the market the way it is now and things going pretty quickly. But that was more the Austin market than Round Rock, could be different up there...not far away but if Round Rock isn't as tight as Austin has been for the last couple months it seems like you could have better luck.

Yeah, from watching the market through Owner Finance websites and craigslist the last month, Austin's market must be reviving.
We put in an offer on a house site unseen yesterday, full price, but only 8k down ( that's all we have). They rejected it. They wanted closer to 10 down. Such a small thing, but it just tells me it is turning into a sellers market.

I hope someone takes pity on us.

You will probably have more luck in some of the up-and-coming areas in NE/SE Austin. There are some areas that are still very convenient to the rest of Austin but are historically not great places to live even if they've come a long way in the last few years. This is the 'don't go east of I-35' advice you'll sometimes hear. There are some places you'll want to avoid but if I were in your position I think I'd look maybe down by Slaughter lane around 35. I'm less familiar with NE Austin - maybe Walnut Creek though that's probably a bit more in demand.

The big problem with some of those areas is not that they're 'bad neighborhoods' (anymore, necessarily) but the schools are usually not great. There are some charters in the area there, like KIPP and the one school IDEA has taken over. I'd check out Greatschools for specific areas, some are less bad than others. I would not count on anyone in the housing market taking pity on you, though, not after the last couple of years.

It was such a shock seeing how much the market had revived. When we moved in 2009 the whole thing was in the tank so bad I guess I hadn't thought that it might recover that quick.

Quick? That was 3 years ago. And it never really tanked all that much compared to other parts of the country. During most of the recession houses held their value around here.

mom, it happens that I passed an illegally placed 'Owner will Finance' sign on O'Connor just east of Avery Ranch(this would be Brushy Creek/Round Rock, I believe).I have no idea if it is listed anywhere. It's just one house, but it may be THE house. Let me know if you want the number. I might ride my bike down there in a bit.

One of 'our' regular posters lives near there, I think.

We lived SE of San Antonio, near Floresville. I don't think it has recovered around there as much as Austin has. I don't know.. I guess I was just thinking the world stopped spinning when I left.

Off-topic I know, but I have a bunch of buddies at Bioware. They love it (or seem to, anyway!). Tough industry though.
