I know paloma lake pretty well. Your very close to wal-mart (super), easy access to hwy79 to I35 and the tolls.

Paloma as a whole, I think its a mud district and also property taxes are little higher than the avg area in Round Rock. I think it was around 3.01%

I'm sorry. I don't understand what mud district means.

Round rock has different tax zones? I thought property taxes were assessed county wide...?
Maybe I'm just functioning on too little sleep with the packing. Lol

Oh property tax, yes they will differ from each area.

As for Mud: what are mud taxes - Ask.com

Basically if it was not mud, taxes would be little cheaper.


~ but taxes are taxes and I guess the benefit is that we don't pay a State income tax so it can make up for that

Not only are you in a city now; you will have to deal with the HOA at Paloma Lake. Hopefully, they are working in the best interest of the residents; but there can be some pretty strict rules within a neighborhood like that. Might be worth checking into. Have you seen the HOA fee structure? Doesn't look like a lot of 'extras' amenity-wise, but might still be enough to cost a bit in dues.

As I mentioned, the 'country' of farm and ranch land is just a hop and a skip to the east...should you start feeling a little too 'citified' .

We lived in the sticks for years ( and I grew up that way ). We have rented in a strict HOA here in DC for a few years now and we both much prefer it. Someone else to go fuss at your trashy neighbors for you, lol. And the kids like other kids to play with in a nice neighborhood.

I will see if I can find their HOA guidelines though, smart suggestions.

I'd prefer Forest Creek/Lake Forest/Sonoma (depending exactly on your price range) over Paloma Lake. I'm not convinced of the development out there yet (though COULD be insane/awesome once it takes hold, but it's been in that state for ~5 years now). Commute time to the Domain will be ~10 minutes less... closer to everything you mentioned except further from the outlet mall area (which actually is nice to be near due to numerous dining options). Paloma Lake isn't the easiest to get in and out of - but it's not horrible by any means. Taxes may be less if you end up in RR proper as opposed to a MUD (part of Forest Creek is a MUD, not sure on Lake Forest or Sonoma - think they're RR proper).

Agreed, those are established neighborhoods with generally good schools throughout. The commute to the Domain area wouldn't be too bad, but if I was commuting to there, I would seriously consider Avery Ranch as well. It's a straight shot down Parmer/Mopac to get to the domain without any toll roads.

True - or even the Brushy Creek area near RRMC might be a good option as well once the Great Oaks extension to the tollway is complete...
