Has anyone heard or familiar with the new neighborhood sarita valley on parmer/Ronald Reagan Blvd?We're looking into that neighborhood but are a little concerned about the future building that may go in since it's mostly open land surrounding it. I know there's a new k-12 school coming in which is nice but unsure about the rest. Thanks in advance for any info!

We drive up that way every few months, and it seems like there's a few trashy new businesses springing up along RR Blvd just north of 1431.

Most likely it's going to look a lot like Williams Drive going out west from Georgetown.

If buying in one of those new neighborhoods, I'd build as far off RR as possible.

Well, at that corner of 1431 and Parmer/RR a new Walmart and those stores are starting to build,that HEB is expanding. There is a few new churches building off of R Reagan. Not sure what the shopping at Sarita Valley is going to be and it will prob. be a couple of years before the schools start to get built. But I think its in a pretty good location. They have made a very nice entrance to the subdivision. The schools that the area go to are good schools.

The middle school on CR 179 opens up in the fall. My guess is that eventually they will build an elementary school close to that. The high school is Rouse and my guess is that they aren't going to build a High School in that area any time in the future.

I think the retail area will be concentrated at the 1431 & Parmer(Ronald Reagan) intersection. The rest of the area along Parmer is in transition from ranches to developments.

It doesn't look like the homes in there are a bargain or anything compared to some other newer neighborhoods around. Just curious, what do you like about Sarita Valley compared to a neighborhood like Parkside at Mayfield Ranch?

Woodinvilleguy, they are building a new high school in the Jim Plain area by HEB plus in Leander, due to open 2015-2016.

Interesting location. It is so close to Rouse and Leander HS. I can't wait to see the fighting begin about redistricting again....

I wonder about that, as well. I'd be hesitant to purchase in a brand new development, especially after seeing what happened to Cold Springs over the last 4 years. Another down-tick in the economy and building could come near a stand-still. I'm not sure what will drive the demand along that stretch of highway with a number of new developments. I'll admit I haven't checked into the amenities in the various neighborhoods, but I don't see one subdivision area as more attractive than the other.

Different class of homes I believe. Cold springs has more competition with developments near by with new lots and similiar class homes in LISD. If you need/want larger new lots in LISD pickings are start to slim down.

I'm sure you're right; but I believe Cold Springs was going to be a bit more 'upscale' based on the early models near the entrance. It's been 4 full years and then some to build out such a smallish development and I think the 'market' was driving the average home price down...seems to be recovering, but still at the lower price point in general. Nothing wrong with that...just wouldn't want to own the most expensive house on the block. (Would have been easy to do if you were an early buyer)
