Thought that I'd pass this on since I didn't see this using search...

We used this site while we were looking at resale value, trends, average days on market, and area research: House Almanac - Austin housing trends and values

If anyone else has a similar or better site besides HouseAlmanac and City-Data for research, post it here.

It's funny (and sad) that my relo realators had no clue about this site.

There is also Zillow - Real Estate Valuations, Homes for Sale, Free Real Estate Information, the interface there is super nice and the info is recent; however, their "Zestimates" seem to be a bit off (usually higher than realistic, but sometimes wild swings up/down). It's all just computer estimates based on tax records and maybe some sales info.

For grins, you can look up Michael Dell and Susan Sheskey (just recently the ex-CIO of Dell) and see what they paid and their return on investment in their places.

It was interesting to see that Michael bought pimp places for his brother and sister.

For grins also, I checked out David Robinson's place in San Antonio.

HouseAlmanac seems to have seriously outdated information. This is the second year since we bought a really nice house in Hyde Park. HA still shows the previous owner's information from 2002. The value shown is almost 150K less than the appraisal at the time of our purchase. Other than that, it is a fun website to browse.

Are there any other more updated sites?

We moved from Gwinnet County in Georgia a year ago and had this awesome resource:

It helped us with previous buying information, home additions and improvements, tax information, topography and nature (e.g. streams, watershed, landfills, bus stops, police and fire, sewer lines, flood plains, etc.) and general county-wide information.

We heavily used this to research property that we bought.

Texas, unlike many states, does not require that sales prices be recorded with the counties. That makes it tougher for databases such as these to show values indicative of current market conditions.

I've been told that the realtors are logging sales prices in MLS. I'm not sure what "the non-disclosure state" means but do they violate the rule?

PS. There're other ways to figure out sales price ;-)

Otherwise, ask others that have just bought and eventually, someone that you meet is tech saavy in that area.

I found the Almanac from one of my folks relocating from England.

Almanac + homecity.com gave a lot of insight into average days on market, neighborhood information, and school systems while looking for a home in Austin.

You might also ask someone in the Arkansas board for this info; although I don't see that state being as progressive and technically saavy like Atlanta and Austin/Dallas.
