If top schools are your number one priority, you can easily afford something in Eanes ISD (Westlake). Search the 78746 zipcode at Austin Real Estate | AustinHomeSearch | Austin Realtors | Austin TX Real Estate for your price range and other requirements.

If you don't mind an older, established area, my first pick would be the Lost Creek neighborhood. That will put you 20 min from the airport and within fantastic proximity to much of what Austin has to offer.

My second suggestion would be, as others have mentioned, SW Austin in Circle C, Legend Oaks, Shady Hollow, Covered Bridge, Granada Oaks.

I get a kick out of all the RE agents that troll these boards.......LOL! I believe there are 11,000 just in Austin itself.
Sorta Like California and Florida, per everyone and their cat and dog having a license. You will have hundreds of agents
happy for your business here. They all have the same info that is on the web anyway. There are so many agents
here that some companies will kick back part of their commission to you, a big part, and its legit. If you are talking
700K, they could put 7K or more back in your pocket you would be giving to the conventional brokerage and agent.

Another way to say it might be, "isn't it great that so many real estate agents in Austin are ready and willing to offer free advice and answer questions".

A troll is someone who posts provacative or controversial posts with the hope of stirring up debate or rancor. I haven't seen any real estate agents doing that on this forum. Others maybe, but not re agents.

I moved to Austin from LA 4 years ago and landed in SW Austin. We wanted a large lot neighborhood with city amenities and proximity to everything.

Many of the suggested neighborhoods here are fine, but you will find they are all tiny lots with your neighbors very close, which is fine - but this is Texas!? Give me some room for crying out loud!

If you look out in Dripping Springs which is slightly farther out you will find taxes high (3.09%) and Septic and Propane which are costly and a pain. Great values though but 10 minutes further out on treacherous 290.

We landed in the Estates Loma Vista which is near the 1826 and 290 intersection just beyond the OakHill Y of 290/71. From here the airport is no more than 20 minutes and will be under 15 when the 290 extension is complete.

Homes sell very quickly here, last one went under contract in 2 days. Lots vary from about an acre which I have (and is plenty for me) to 3 or more. The Elementary is Exemplary and a new Middle school is coming 2 minutes away. Best of all you have city sewer and water and natural gas which is HUGE! Believe me. Propane can run 4-5 times as much for the same energy as natural gas.

The Estates of Loma Vista is referred to as Shadow Ridge Crossing in some real Estate data. No pretentious gates or through streets. Close to shopping the new AMD facility and 15 minutes to downtown too. (not rush hour).

For that price range you should shop in the topmost Eanes ISD school district. Ask any realtor about Eanes ISD. Eanes has the highest appreciation of any area in the last 5 years.

Resale, location, neighborhood are the great factors for Eanes ISD houses.

We moved from Oregon about 6 months ago and recently decided to build in Eanes ISD for under 650K. We are 30 minutes to airport and have many ways to get around the Austin traffic to go anywhere.

I would recommend N.W. Austin. Avery Ranch, Silerado Ranch are fantastic communities with lots of trees and rolling hills. We also are new to Austin from the BayArea (Cupertino). We absolutely love it here. I also travel back to the BayArea for business and just jump on the 183 to the Airport(30 minutes). We looked at several areas in our exhaustive search. Check out the north end of Austin between Cedar Park and Round Rock. Lots of shopping, outlet mall is close, half the traffic compare to other parts of town, and great home value for what you will pay. Your price range will get you the home of your dreams here in Austin. Good Luck!

Seems to me folks come here and try to buy immediately. A few days or a week doesn't really give you a "feel" for the community.

I rented a house for 1 year when I moved here and spent my weekends driving around and going to local happenings before I picked "my place to live". Never regretted doing that.

im also looking to relocate to austin from socal.
im looking for nice rural community with nothing less than an acre or two.
i own horses,chickens,dogs and need the room.
im not looking at the 500k or over range.just a nice place where your neighbors not looking over your fence.lol
appreciate all feedback from people relocated, relocating and stuff.
i know the weather is strange,but ca sunshine is getting a little cloudy......
