Looking for an area in Austin that has a small community feel, but within 10-15 miles of downtown - comparable to the park cities in Dallas or West University Place in Houston. Basically want somewhere with

Take a look at Tarrytown, especially areas walkable to Casis Elementary.

He means Pemberton Heights....which may be out of your range and Tarrytown as well. Look at Westlake. There are areas close in with sidewalks, etc. Very good school district.

Correct on all accounts. I wasn't looking too closely at price point after OP said similar to Park Cities (which would be well over 1M for that sized house).
Westlake isn't a bad option. But it's no Highland Park. Might be able to find a real fixer upper in Clarksville or Travis Heights...but I kinda doubt it.
