Looking for an area in Austin that has a small community feel, but within 10-15 miles of downtown - comparable to the park cities in Dallas or West University Place in Houston. Basically want somewhere with

-good public schools
-sidewalks on the streets
-great community feel
-lots of young families
-not a master planned spread out subdivision
-4 bedroom, 3 bath house or more
-price range up to $1 mil

The best one will be the closest to the workplace. Tons of options - to narrow down, where are the commutes headed?

NOT master planned BUT with sidewalks everywhere, close to downtown?

That is a tall order. You can get what you want in NW Hills but no sidewalks.

Tarrytown also with limited sidewalks but everything else.

I know, it is a very specific feel that we're looking for haha...

The master planned communities just feel too large and spread out to me. We like the small neighborhood/community feel and to be able to walk with the stroller along the sidewalks to the local park, elementary school, etc.

Take a look at Tarrytown, especially areas walkable to Casis Elementary.

Park cities and West U are very close to downtown, not 15 miles away.

For what you're looking for I'd look at Terrytown / Pempreton Heights

He means Pemberton Heights....which may be out of your range and Tarrytown as well. Look at Westlake. There are areas close in with sidewalks, etc. Very good school district.

Correct on all accounts. I wasn't looking too closely at price point after OP said similar to Park Cities (which would be well over 1M for that sized house).

Westlake isn't a bad option. But it's no Highland Park. Might be able to find a real fixer upper in Clarksville or Travis Heights...but I kinda doubt it.
