2 middle-aged GWMs will be moving to Austin. We are not into the "scene" at all. Just interested in a newer home (less than 5 years old) @ $400K not too far from restaurants and shopping (Walmart is not the kind of shopping I mean.) Don't want a large yard unless an HOA maintains it. Would like an area near jogging/biking/running trails since we both are physically active. Must not be near noise makers, i.e. airport, hospital, fire station, busy highway, etc. We will not be commuting, both telecommute from home. Any suggestions (other than "don't move here, stay away, etc!")

How big of a house? Mueller might be an option for you. They have garden homes that are brand new with very little yard, close in, but not on top of the city, shopping isn't extremely nearby, but not far from there.

One problem is that most of the really cool trails are in the older part of town, so those wont be super convenient, but still close.

You might find a newer urban infill house in 78704, Bouldin or Zilker neighborhood. Get a good realtor!

In late November, you guys were considering moving to Tampa Bay. What happened in your search and why do you feel Austin would be any better? You had a pretty long list of requirements..

It fits nearly all your criteria.

New homes, centrally located. There is a nice strip of restaurants from fun and funky to upscale on Manor, you're only 2 miles from campus and 3 miles from downtown there. Plus, as it gets developed, you'll have lots of options for shopping and dining a mere 5-10min walk away.
There are 100+ acres of park and when finished will have more than 6 miles of maintained trails for walking/jogging/biking/duck feeding. Oh yeah, there are lakes.

Although it used to be an airport, it's now very quiet. Near the flight path on some days but the planes are still pretty high and not really a noise issue.

Oh yeah, and suburbanites everywhere bash it for having small yards - so you don't have to worry about a large yard to maintain.

It's also pretty progressive community, even for Austin - lots of Gs and Ls.

Yeah, that's not going to happen at 400K - at least, not a sf home. Maybe a condo - maybe.

There's one half of a new construction duplex listed, but yeah - the rest are all condos.

For the OP, here's the link to the main Mueller site. You can drill down to the builders/homes available. Once their trail system is done, it should be pretty cool!

Newer than five years old in Zilker or Bouldin is not likely to happen. However, there's currently three in MLS Area 7 for less than $400,000, and more in Area 6, including some right off of South Lamar. That's just single family homes, with a couple of detached condos, looks like, near SoCo.
