Just received an email message from the title company for a new house I am buying. It's new construction in Cedar Park. It states that if I want coverage for sections T 19.1 and T19.2 per Texas Code, I will need to pay an extra $100 to $200 at closing. When I purchased homes up North everything was covered with the title insurance with no extra charges. So I am a bit confused.
Is this coverage necessary?

Do you have any oil and has production on your land?

(This would be exceedingly unlikely in Cedar Park)

The coverage is necessary or not depending on whether you have a lender involved or paying cash. Typically, the lender will dictate what needs to be covered on the lender's coverage beyond the owner's coverage.
