Hello,

I am a 23 year old single male finishing my nursing home admin licensure up North. Interestingly enough, Austin ranks as the #1 city for young people as well as the new #1 location baby boomers are retiring to. As a young nursing home administrator that caught my eye and I am seriously considering visiting/pursing a career in Austin.

I have a few questions you guys should be able to answer

- My impression of Austin weather: hot in the summer, temperate in winter, sunny year round. Accurate?
- I play tennis, golf and socially drink for fun. Is the community active in these senses?
- Can $75,000/year afford me a comfortable life in a young, walkable district?
- If you can describe Texas/Austin girls in one sentence what would it be?
- If you can describe the Austin lifestyle in one sentence what would it be?

My #1 suggestion... follow the recommendation you were given in the registration information and use the Search function to dig into the archives here, because all of the general questions have already been asked and answered many times.

Then when you've done some homework you'll be able to ask more focused questions as they apply to your specific situation.

But to get you started, my answers would be Yes, Yes, Yes, All kinds, and All kinds.

Your impression of Austin weather is correct for the summer but winter is very erradic. Yesterday was 86 and today's high will be 66 sunny and windy. We get snow once every five years but usually only a dusting.

Golf and Tennis are very popular year round activities here that you can play at private country clubs or public courses and courts. There are many clubs, music venues, cafes and restaurants to enjoy as well to enjoy.

A home priced at

$150,000 will cost approx $1,189 per month (4.570 apr)
$200,000 will cost approx $1,586 per month (4.542% apr)
$250,000 will cost approx $1,983 per month (4.525% apr)

There are many trendy neighborhoods with great walkability scores such as Hyde Park, The Triangle, SOCO, SOLA, SOFI, and others. The median home price in the greater Austin area is approx $201,700 but Central locations are pricier. You will need to be pre-qualified with a lender in order to get a pre-qual letter that should accompany an offer on a home. It is quite competetive here with many properties going under multiple offers. You will also need a competent realtor to help you navigate and negotiate a transaction in this highly competetive market. There is currently 2.6 months of inventory which is at a 12 year low.
