Up 13 percent.

Edit: and all in the structure. Land value remained unchanged.

They are toying with me. Each year, they increase the values and I protest and bring them back down to close to what they were before the yearly increase. Then they raise it by the exact same amount the following year.

I'll protest again as usual, but finding "fire sale" comps like I usually do is becoming very difficult.

The thing that gets me is that they leave the land value the same, and just increase the structure values. So the end result is that value of my structures vary 20-40% each year, makes no sense. The timber and rock that make up my house shouldn't vary that much.

Um, ours actually went down by $13K. I know that is completely inaccurate, but I'm not going to argue with them (like I usually do) this year.

I live in Steiner, in one of the more established sections. Sales prices in our section of Steiner are actually up by about 10%, as I've already had comps pulled by our realtor anticipating the protest.

We also had an appraisal done in February 2012 that came in at $325,000. We had another one done about a month ago for other reasons, and it was $358,000. But TCAD just lowered our appraised value from $313,000 to $300,000.

And it looks like it is that way for all the homes on our street.

A friend of mine's TCAD appraisal came in at 155k (in Pf). She sold the house for 180K (and it appraised at that amount too). As an aside, Pf is having a nice surge in home sales these days!
