I'm seriously considering a townhome in Avery Ingleside. The floorplan works but the view is not good. Are the amenities of Avery Ranch nice? great? Does anyone know about the quality of construction or HOA problems? I am trying to get general information about the Avery Ingleside community.

Thanks so much for any info.

I don't know about the construction, but I haven't had any issues with the HOA (assuming it doesn't have its own HOA).

There are several amenity areas and all seem nice. The MAC is very nice and the pool is clean. That's the only one I've been in. Tennis courts are functional and will be even better when the lights are installed.

The construction appears to be fairly typical DR Horton...certainly some corners are cut to keep the price reasonable.

Check carefully on the HOA setup. Seems I heard there was an Ingleside HOA(may have been referring to the more standard condo HOA vs one independent of Avery Ranch proper). I know the Commons 'neighborhood' of condos in Avery does NOT have access to AR amenities. I would think Ingleside WILL, since it was always part of the master plan for AR. Good idea to check.

One huge reservation we had was the parking. Everyone has the little driveway patch just barely big enough for a vehicle; so it can look a bit like an apartment complex, especially on the weekends. We considered the occupied unit at the main entrance with the nice 'yard'; but that means a zillion cars passing in/out all the time. The lousy views in the back at least mean you'll have less traffic back there.

Even though the 'Greens' area across the Blvd is a few years old, take a look over there at some resaile units. Very nice setting around some of the buildings...and a bit more private.

Are you buying or renting? You might want to look at forest creek condos in round rock - they have some nice units with real pretty golf course views.

Thanks for all the info. I was told by a DRH rep that the town home occupants can use all the AR amenities. This has been confirmed by the HOA manager.

The Greens unit has very limited back patio - very closed in feeling.

I wish I could move to Round Rock but family situation demands I stay in the area. Thanks, Dave.

I have spent the last five years in a townhouse in Colorado. Find I really like the easy lifestyle. We do not encourage family gatherings at our house....we go to the children's houses. Parking is okay at some of the units but I agree that the front entrance would present a problem.

It is an interesting trade-off between the relative privacy of the 'back yard' in the Greens vs the fenced areas in Ingleside. Different strokes...as they say.

Good to hear about the amenities. There is another pool coming closer to Ingleside, I believe.
