We want to buy 0.25-1 acre of land to build on in the next couple of years, but being from out of town, it's hard to really gauge the areas of town to live in on just day visits.

Price: <$50,000
Commute: <45 minutes with little traffic (we work odd hours)
Amenities: Good grocery stores, above-average school district, no cookie-cutter neighbors right up against your house, nature views

We've looked at Dripping Springs, but either the land is around $80,000 for a decent plot or the roads are so torn up you wouldn't ever want to drive your car down there.

We LOVE the area West of Austin where you can just start to see the hills, such as around Bee Caves, but I understand those are very pricey. Is there anywhere West of town where we can mix the country feel with an okay proximity to the metro area for this price range?

We found a wonderful lot and it had a fantastic view. But the seller wanted $300K for it. Land can get $$$.

Knowing where you'll be commuting to will help.

In order to know where to direct you, we need to know where that <45 minutes with little traffic is to.

use trulia's map view function. filter by lot land, > .5 acres. This will show you all the lots on a map that can let you see where they are concetrated. I see a ton in the 50k range off 620 in apache shores and cardinal hill estates. That will generally be 45 minutes to anywhere in austin.

You can then use googles street view, topographical and satellite view to see if there are hills in the area and to see what the streets look like.

when you say "raw land" you don't really mean raw land do you?

You are looking for a plot of land that is already platted and has utility access and road access right? I do not think you can find what you want within 45 minutes west of downtown/UT at less than $50,000.

You could probably find it to the east but schools might be an issue.

Elgin, Manor, Bastrop, Lockhart, Buda, Taylor, Hutto. I think maybe Hutto and Buda would be within 45 minutes.

apache shores/cardinal hills are 22.6 miles from downtown. Estimated time is 36 minutes (not in rush hour).

There are multiple .5 acre lots in the 50K price range.

Good luck with that! At peak times, it has taken me more than 45 minutes to go 8 miles from UT/downtown.

But glad to know that there are still reasonable lots out there -- is there a catch?
