I am looking for a single bedroom townhome in the Austin area preferably at least 15 minutes or less to downtown. IS there a good search site for the Austin area? Are there any single bedroom condos in the 40-80k range? Thanks.

Maybe - maybe in the Rundberg/Braker area - but it won't be nice and you'll be at the very outer edge of a 15 minute drive to downtown.

You're best bet would be looking at efficiency condos in this price range.

If you don't mind a little roughness there are some bargains just south of East Riverside in that price range. Close to DT too.

Look along metric blvd in n central Austin.

I would check out North Austin just west of I-35 along Rutland, Metric, North Lamar. There is a large Jamaican and West Indian community in the area. Lots of good Ethiopian restauratns and stores in the area too.

The big question is 15 minutes to downtown at what time of day? I'm 15 minutes away at 10 am or 10 pm. At 8 am or 5 pm it can double.

There is very little of any type of housing in that price range in Austin.

A few years ago, there were some along Burnet Rd just south of 183. I'm sure they've gone up in price. The location was good but the complex I looked at, at least, had some interesting legal problems. If those have been cleared, it'd be worth looking into.
