I've read on this forum that East Austin is dangerous, but I found this home and it looks really nice, trendy even.

That home is way, way East in more of a rural area. When people talk about East Austin being dangerous, they are talking about areas directly east of 35 in the city. I think this home is much further east according to the map. It's not even in AISD, it's in Del Valle school district. The area is diverse and probably mostly blue collar, mid income workers. It has 10.1% of people below the poverty line according to zipskinny. I'd talk to your realtor about it to find out more but I don't think it's as bad as the east areas of the city.

I searched around on that map too. llkltk is right. That's pretty far East enough to be away from where everyone talks about. I live East of Austin, which I consider WAY different than East Austin. That home is more East of Austin. East Downtown Austin is what most people are refering to when they say avoid East. That map also shows its sort of close to the Bastrop County line, which is more rural. Bastrops pretty and has lots of tall pine trees.

Thanks for the responses. Now I understand where the problem area is. I don't know the area at all and am not going down until May to scope things out, but I'm looking on AustinHomeSearch just to get a feel for things.

East of Austin and East Austin are two different areas.

Del Valle ISD could affect resale value; it's down on the list. Also, the Travis County jail is in Del Valle.

It's kind of close to the airport, too. Might want to make sure it isn't in the flight path. Other neighborhoods around there run for much less than $180K, so you should also go to a local grocery store during the visit, to see what some of your neighbors will be like.

atxcio - that's an excellent idea..go to the local grocery store to see potential neighbors.
Almost all of them have little cafe areas so just grab a cup of coffee/soda and sit and "people watch".

Can't claim credit for that idea; the visiting the grocery store idea was posted here months ago. Can't remember who, maybe loveroses?

Most everyone agreed that it was a good way to check out the neighborhood.

With the toll road the area could look a whole lot different in a few years.
