I have 2 bed room 1853 --Is it a good idea to convert a dining room into a bedroom permanently?
Can this binder resale value in future?
The “norm” size for 3 bedroom (one story ) in my area is 2000-2300 sq ft. In this area most of the families are quite small .
Here are the Rooms Dimension
Living: 18x16
Dining: 12x10
Kitchen: 16x13
1st Bed: 17x15
2nd Bed: 12x11
Extra Room: 11x8
Lotsize: 5,576

I think the location will determine the 'success' of the changeover as much as any thing. All you need is doors and a bed to use it as a bedroom. Without a closet, it won't qualify as a 'real' bedroom; but a wardrobe in the corner can serve as the closet. French doors with curtains of some sort would make it look like a nursery, playroom, office, etc with the doors closed; so only your close friends will know for sure.
