Was looking at purchasing a lot to build on in Lago Vista -- are there certain areas where the homes flood and I need to avoid?

Default lago flooding

there are many reasons not to buy in lago vista besides any flooding issues. if you care to pm me, i will fill you in.
if you care to tell me where the lot is i can probably give you some pointers

Absolutely it floods here!!!!!!! My house had a river running through it after a builder built above me. When I complained to the city Bill Angelo the city manager said it was because I didnt have gutters. I have a video of another rainstorm 3 years later that shows massive runoff including waterfalls. There are numerous people having flooding propblems because the city collects high tax revenues but does very little for flood prevention. This city is run by "the good ol boys and they are bullies!!!! They do what they want and show no pity!

I have lived waterfront in Lago Vista for 8 years and my main living area is 6 inches below the "100 year flood plain". We've experienced about 4 major floods since moving here, and not once has the water even gotten close to our home. Yes, it's been in the yard a few times and no, flood insurance is not that expensive. We knew it would flood our yard when we bought the house, but no, it doesn't cover the entire city up. Only a fraction of the homes (the properties along the shoreline, of course and those adjacent within the flood plain) are affected by the fluctuating lake levels. There are plenty of homes (lots and lots and lots of homes) on hilltops and hillsides that are not prone to lake flooding ever. (If they did, Austin would be underwater first.....)

Default question about lago vista

Hello I am looking at lots around lake Travis and liked the area in Lago Vista, particularly off Constitution Square there were a few lots. They appear in the flood plain but how is the water looking around there with and all time low level 625 for July. Seems that the average level for July is 660's. Thanks

Yes the lake is way below normal and can get much higher. You can find the record historical data here Historical Lake Levels

Here is a list of the 10 highest elevations for Lake Travis. Looks like 710.44' was the record in 1991. The spillway is at 714'.

I wouldn't ever consider building below 714.

Otherwise, unless you're on a stream prone to floods its not an issue.

It is 6/1/15 and Austin did get flooded so how is the Lake Travis area now?

Austin didn't get flooded. Some small areas of Austin by streams got flooded. Lake Travis was far below flood stage. Anything that flooded in Austin was from water that fell downstream of the dam.
