Hello, newbie here.

We're looking at a place for $1300. Is this the going rate or should we hold out for cheaper rent? There's not much available in the area currently, but our lease is month to month so move date is flexible.

Also, if you have any suggestions of what neighborhoods to look for decent, affordable ($1000-$1300) 3/2 rent houses in (family friendly please), I'm all ears!

I'm surprised you found a 3/2 for $1300.00 thats already on the cheap side of things, I see most (non central Austin) houses being rented out for $1600.00

We're renting a 3/2 with decent sized back yard in less than ideal shape, but not awful, for $1245 a month. We started our lease a little over a year ago and are now month to month. We live in Anderson Mill.

The area is nice, but expect rental prices closer to a minimum of 1300-1500 for an OK/acceptable 3/2. Our landlord may have been in a hurry to rent at the time and is really nice, so hasn't raised our rent. But, most of the places I saw in the 1200-1300 range a year ago were pretty crappy or in less than ideal locations. Cheaper than 1200, you don't want to know. We saw one place that was a 1,000 a month because my husband was sure he could find something and it was YIKES.

If you found something for $1300, that you are OK with, then you should snatch it up.

For a single family house, you either look for far North or far south of the town to find a decent property at this price. $1,300/m rent at Anderson Mills will be very difficult to find.

$1300 is definitely on the low side if it is in a decent area. I would not hold out long, rentals are getting harder to find and predictions are it could get worse.

Any discussion of size? A 3/2 that's 1100 sq ft is very different from one that's 2200 w/two car garage, etc.
