We're in love with south Austin, but are exploring how to move closer into the city center -- but be mindful of schools. Are there any "close-in" neighborhoods where a 3 bedroom home exists in the 400K range? I realize that Tarrytown or Clarksville are out, but what does everyone think is the closest in you can buy a home for that price? Certain areas with poorly rated schools would not be an option. Thanks.

Depending on your willingness to deal with a fixer-upper and your patience you can probably find something in North Hyde Park and west of Airport that feeds into Ridgetop (which is an OK school and getting better).

The non-affordables in Mueller are less than 400k:

If you want a fixer and ok that the house is smaller, Allandale would be a good option.

Thanks. the Row Houses at Mueller look to be priced wayyy lower than 400K. I'd like to stick to that price point, plus or minus 15K. Anything south of the river?

LOL - no - you're looking at prices under the affordable homes category. The ones available to you would likely start at just under 400K and go up from there quickly.

Nothing new - nothing big - but out fringes of inner city are still just doable at 400k. But it will be tight and it will be in need of a renovation.

A small house is fine - but does one exist for 400K in the city core? I would say the furthest out we'd ideally be would be Travis Country to the southwest, or Allendale to the north. Does a small 3 bedroom home in Zilker or Barton Hills or rollingwood or anything zoned to Matthews elementary - like old west austin or Lake Austin exist for 400K?

Travis Country is no where near the city core…I'm sure you could find one in there though. Allandale (with an "a" please) is a possibility - check listings. Zilker, Barton Hills, Rollingwood - doubtful, something very wrong with the home there. Matthews/Old West Austin/Lake Austin - no chance at all. . .look for something attached here - condo, townhome if you can find one (exceedingly rare in Austin).

With your budget....Allendale is doable, Travis Country is doable

You may get lucky and find the occasional home in Barton Hills under 400K, but you will be competing for that home....probably will compete as well in Allendale & Travis Country too...My sister & her husband bought in Allendale last year and it was crazy how many offers would come in on the 1st day of the listing!

For something even closer to the city, you will probably have to settle for a condo or townhouse.
