Well, all I can add is you might have easier access to Volante Boat Club. My buddy is a member and it's a blast, we choose a different boat every few weekends.

If you can afford a lake front property on Apache shores, do it, don't worry about the hellish commute. Now if you can't afford a lake front property on Apache shores, find a better location that provides hills and views closer to work. Volente and Spicewood Springs area might be the way to go for you, if that is the case.

I am curious, what route/time do you drive in order to make it to Oak Knoll in 15 minutes from East Austin?

I take 35N to 183N... granted, I usually leave my house after 9am, so I miss a lot of the traffic. But, even on days when I leave before 9am, it's not bad. Most of the traffic is in the other direction.

I have a lakefront property (dry right now) off 2769 and properties are running around 150K. You would still hit anderson mill rd, but the without traffic time wouldnt be too bad.
Very good advice. I live in Steiner. And although I love it, the traffic at 2222 is horrible. It's every bit as bad at Anderson Mill. Luckily, I don't have to deal with it at rush hour. Because of the low lake levels, you can get incredible deals in Jonestown.

Thanks for the insight, everyone. I'm leaning towards the Comanche Trail area now. It's more expensive, but there are some amazing hilltop lots with Lake Travis views. Commute-wise, this seems like it may be a better option, as I could take 2769 to 183. Anyone have any thoughts or opinions on this area?
