It's good if you are selling and moving somewhere cheap....bad if you are coming from somewhere cheap to live here....

So bad we are the second one. We have to pay double the price for the house with the same level of school district!

School districts aren't ranked by levels. Paying double was your mistake.

Since you are obviously a resident of western travis county of corse what you are seeing is an increase in home values rising in western travis county, but western travis county is seeing home prices rising below the average home price rising in Austin MSA. Austin MSA is growing EXTREMELY fast. Every part of Austin is seeing a rise in home prices. My parents bought our home off of 360 for 250k and today it is worth close to 750k, while anywhere in Lake Travis ISD with the, exception of being on the lake, would be worth between 450k-500k. Granted my house would have been bought for less back in the day in LTISD over where it is located now, but that is neither here nor there. I expect places like Cedar Park, which is nearly completely built up, to start seeing a huge increase of cost of homes. Great suburban location, fantastic schools, and right now affordable.

Still home prices are rising in Western Travis County, that is for sure, however it is not unique compared to any other part of the city. A few years back East Austin was seeing HUGE spikes in home values, way above any other part of the city, and today they are worth a lot less. If home values go up too much they are bound to fall again. Today the 400k condos are more reasonable floating around 300k, but we will see how long that last.
