I recommend "Hyde Park" area. The neighborhood is mature, so there are many grown trees. It has side walk on the street where you can run and jog. There are many Austin style retail store on the main street. The most important thing is that you do not have to deal with the traffic. As many people move in Austin now, the traffic is horrible during rush hour.

I may be biased but I think Brentwood/Crestview/Allandale would fit your criteria. Lots of young families and younger professionals, not party atmosphere but walkable to coffee shops and some restaurants. Mature trees (for Austin standards), great neighborhood parks (Brentwood Park and Northwest Park), full of people walking their dogs in the evenings. Oh and good access to Shoal Creek trail which you can bike all the way down to downtown. Good bike lane infrastructure in Brentwood/Crestview(bike lanes along Woodrow). Good transit access to buses and train via Crestview Station.

$2800, 1/1 (over 600 square feet) or 2/2 in Austin..older complexes ok, does not need to be luxury building.. which neighborhoods would you suggest for us?
I can't remember from other posts if both of you have identified work locations or not - one is a WFH, right?

I'd definitely look at the suggestions of Crestview/Allandale/Rollingwood and 78704 - although the '04 would create an issue if one of you ends up with a workplace up north.

That budget is going to give you a TON of options. I know you said you were already working with a locator, but also check out Austin real estate | Homes for Sale Austin | Austin Homes | Austin real estate | Homes for Sale Austin | Austin Homes you can find Condo/Townhome/SFH rentals on there. A quick skim shows 100+ options with a minimum of a 2/2 (separate bathrooms always makes life happier). I didn't nail down the flooring in the search, you have to go 1 by 1 on that.

To help you search: all of 78701 and 78705 are walkable, same for the western part of 78702 (roughly west of Chicon), the northern part of 78704 (roughly north of Oltorf), pockets in 78703, 78751, 78722. Then, 78757, 78731 and 78723 ( basically the Mueller development)are more patchy but there is some walkability. 2/2s under 2200, you are spoilt for choice, and despite the dire warnings you've been getting, you can find what you say you want for under 2K.
