My wife and I are looking for a custom home builder who builds in the Lakeway area. We are also considering Volente but almost all lots require a Well and Lakeway has lower tax rates. Anyone know of quality builder they can recommend? Prefer not to go with a track home builder. Our Budget (exclusive of the land) is 550K for a 3600-4200 sqft home. We've already talked to a couple of established builders but our budget barely seems to be enough with only standard features. Any suggestions will be greatly appreciated.

You shouldn't dismiss the volume builders so quickly. The "build on your lot" divisions such as Drees and Weekley will do pretty much whatever you want. They have oceans of floor plans so you aren't paying all the design fees. The fit and finish will be as high as you can afford. I'd at least talk to them.

Thanks for the reply. We've talked with Drees. After looking at volume builders they were the ones we like the best. However after further discussion, I has a bad feeling. We were looking at floorplans that had a base price of ~450K but without them even looking at a potential lot they assumed it would max out or be over our 550K build budget due to extra foundation costs, driveway, septic, etc. $135/sqft (exclusive of lot price) seemed a bit high for standard features from a semi custom home builder such as them.

Would like to consider other options. We have a couple of builders we are going to meet with - Lakehill Custom Homes and Partner In Building.

What style of home are you hoping to build? Some builders do different styles better than others.

Not sure what you call the style but its like a rustic mediterranean with more stone and a metal roof.

Were you able to finalize your builder? I too have similar criteria but have not yet finalized any. Would appreciate it if you were to share your experience.

Wasn't Streetman bought by Standard Pacific?

We didn't end up going with David Weekley recently but their process seemed very refined, and our realtors had a lot of experience with them and spoke quite highly of them.

We're just finishing up a custom home in Dripping, but our small custom builder also builds in Lakeway.

We initially wanted a metal roof, but it was one of the first things to go when it came time to sharpen the pencil (along with my steam shower--oh well).

I think we finished up around 3800 sq ft for around 500k, so you can figure out the per square foot price. We also have a 3-car and a large outdoor kitchen with fireplace. Oh, and it's also one story, which is obviously more expensive to build than a 2-story. PM me and I'll be happy to share our experience with you. I wouldn't recommend him without reservation, but as long as you're aware of some of the things we overlooked and address them accordingly, you might be able to get what you want with him.
