This one caught me off guard as I have not heard of any apartments in Hays County that were not in proximity to either IH-35 or TSU. Technically it is east of Dripping Springs in the Belterra development, but I believe it's in the DS ETJ. If developers and their financial backers are willing to put apartments in a location like this I can see a lot more areas opening up to multi-family in the future. Of course that does not mean that homeowners in these areas will not fight the changes.

That property has been planned for multifamily for as long as Belterra has been around. Don't see that as a "change".

You might be able to point to non-receptive homeowners somewhere, but SW Austin has always been open to multifamily with nary a squeak. Three exist now in LTISD and two are under construction. There is MF in Circle C and in Eanes. More announced off 71 in AISD west of the Y.

Not an issue.

Seems to me the 'change' is that ii is actually under way...that's a real change from plans sitting on paper for years.

If this is new for DS ETJ, then, yeah, that's a change.

Being planned and actually coming to fruition are two separate things. Lots of multi-family projects get abandoned for one reason or another, like in San Marcos where the residents decided an MF development was too close to a single family neighborhood for their comfort, even though said parcel was within spitting distance of TSU. And dozens of MF projects fell off the radar screen in 2008/2009. And like I said geographically for Hays county this is unique AFAIK. LTISD and Circle C are in Travis County, not Hays County. Some folks in Hays might take offense with you lumping them with Travis folks.

And don't forget that a lot of growing cities in this region have no MF whatsoever. Some residents don't care either way, but others prefer the status quo.

I think it is a pretty safe bet I know more people in Belterra than you do. We have family there, and are at their house numerous times a month. In fact, were there just this last weekend, for a pool party with their neighbors. Most Belterrians shop comparable developments in Travis county and for their own reasons wind up where they are - and not because they have a burning desire to live in one county over another. Your implication of some reactionary motive to flee the leftist paradise of Travis county just isn't rooted in reality.

As far as the "controversy", it is more rooted in school funding - and not a hatred of all things apartment. That is a universal suburban concern - not just directed at apartments. Right now in Meridian, there is a huge brou-ha-ha about the new estate lots, that will contain million dollar homes. Many are over the line into the Hays school district, and will face the ridiculous burden of driving thirty minutes, past AISD schools to get to schools. The developer tried to get the boundary moved - Hays didn't want to give up the taxes. AISD, as a property rich district, wanted the kids. The settlement is that the developer will pay the local portion of the per student revenue to AISD (for four years, then the homeowner is in the hook). Zero revenue impact to AISD. And there are STILL Meridian residents up in arms - the same way a few DS residents are, mainly because they moved where they did for the schools, and are very protective. But the reactions are the same, whether it is million dollar homes, or MF.

As I said, the implication that those Hays county rednecks don't want any of "those" people just is ridiculous.

I live in Belterra. I could give a rat's arse about some apartments going up here (as long as they're upscale apartments and won't attract any riff-raff, lol).
