I'd say to take another look at the Brushy Creek/Cat Hollow/Stone Canyon area - along with Avery Ranch.

Buttercup Creek is fine. Some parts are nicer than others as some of the homes are a bit older with very average builders. Most of the newer homes in there are nice. I don't think that there is a good reason for you to choose a neighborhood like Oak Ridge that is North of 1431. The neighborhoods right along Brushy Creek Trail sound ideal for you and should hold their value better than homes that are North of 1431 in my opinion.

You can find a map of Brushy Creek trail after following the link below. You should go check it out. There are many neighborhoods that are walking or biking distance to the trail in your price range.

FWIW, I would only rec the section of Buttercup Creek west of Lakeline (Westside Preserve). Newer houses and a little different feel.

I love the area over by Brushy Creek as well because of all the trees/trails.

The place we are looking at near Buttercup Creek is between 183 and Lakeline Blvd but its directly west of Cedar Park. Is that the area libbykt you are talking about? or west of that?

Thank you everyone for the advice its greatly appreciated. We definitely will check out Brushy Creek.

Mark311 does that mean Oak Ridge is way out where hence why maybe the home is nice and newer because it's farther distance from Cedar Park and more of a new development?

Yes. Leander seems to attract a lot of newcomers because you can get a big new home for cheaper, but the younger couples that I've known who initially bought out there end up selling to move closer in. I still think Leander is fine for a lot of people, but with all the new home developments out there, you could be stuck out there if you don't like it unless you want to take a loss on the house.

Search 78717 as that will get you all if Avery Ranch and some other nearby neighborhoods. Then if you search 78613, I'd look at Ranch at Brushy Creek, Forest Oaks, Creekview, and some of the other neighborhoods close to the trail.

Be aware that "Brushy Creek" is indeed a creek and many areas that are in proximity to it are called "something ...Brushy Creek" The actual Brushy Creek MUD is in the ETJ of Round Rock, well to the east of where you are looking. Make sure you consult a map to determine of any of the 'Brushy Creek' neighborhoods you consider are where you think they are!

In Buttercup Creek, I would definitely choose a house that is zoned for Westside Elementary. There are a few east of Lakeline between there and 183, but most are west of Lakeline.

Thank you very much for all your input. Could someone tell me a little bit more about Buttercup Creek area? I understand the Westside Preserve is nice. But What about an area right next to the Westside Preserve? Yes I realize these are older homes but remodeling is something fun that we enjoy doing.

Yes, we have talked to and used another realtor. Plus whoever we meet at open houses.

Thank you 10scoachrick we definitely will look into that.

Is there also a negative to living in an HOA neighborhood? I mean I realize there are always HOA fees but does that make the neighborhood more of a community?

It really depends. Some HOA's do a ton to create community events, etc. Some do nothing - Some are tyrannical, some you wouldn't even know were there.

Before buying in any HOA community, do your research! All of their documents are public record, you should be provided a copy, or get yourself a copy, before your option period. Make sure that their rules are what you can live with. Talk to a few neighbors to get their opinions on the HOA as well. There's really nothing worse than buying into a neighborhood with a crappy HOA board full of nosy biddies on a power trip - but that doesn't make all HOA's like that.
